The signed agreement wins.

Everything below is a general description. The signed agreement for each assignment controls that assignment. If the two differ, the agreement governs.

How the agreement works

Engagement terms

Compensation. Compensation is negotiated for each assignment and agreed in writing before work begins. There is no fixed percentage and no standard rate card. The listing contract states when compensation is earned.

Whom Rova represents. Rova represents property owners. If you are a tenant or a tenant's representative, Rova does not represent you, does not work for you, and owes you no fiduciary duty in a deal where Rova represents the owner. Rova does not act for both sides. That said, Rova will deal with you honestly and fairly, and will not knowingly misrepresent a material fact. That is honest dealing, not representation, and it does not make Rova your broker.

Cancellation. Engagements are exclusive. The owner can end one at any time, for any reason, on 21 days' written notice. Ending the engagement does not cancel compensation already earned, approved expenses already incurred, or obligations to tenants Rova introduced during the term. Those survive the cancellation.

What the signed agreement covers

The assignment, notice, and work already in motion

The assignment. The signed agreement lists the services, who does what, the compensation, and any expenses the owner has approved.

Written notice. It states how notice is delivered, when it counts as received, and the date the exit takes effect.

Work already in motion. It explains what happens to deals in progress, tenants Rova introduced, outside-broker obligations, and approved expenses.

Information limits

Use this site as general market information.

What it is not. Nothing here is an appraisal, a legal opinion, a tax opinion, accounting advice, or investment advice. It does not account for the zoning, landmark, ADA, building code, and tax rules that apply to a specific address, and it is not tailored to any owner's situation. Get your own lawyer, accountant, and appraiser before you act.

No warranty, and a limit on liability. Everything on this site is provided as is and as available, without warranty of any kind, express or implied, including any implied warranty of accuracy, merchantability, or fitness for a particular purpose. It can change without notice. To the fullest extent allowed by law, Rova is not liable for indirect, incidental, special, or consequential damages arising from your use of this site, and Rova's total liability will not exceed one hundred dollars.

No relationship from reading. Using this site does not create a brokerage or agency relationship. That begins only with a signed agreement.

What you send

The note you send is not confidential.

The optional note on Discuss Your Property is not confidential. Sending it does not create a brokerage, agency, or attorney-client relationship. Do not send confidential or proprietary material until there is a signed agreement in place. Rova may use what you send to respond to you and to run its business, including following up about the property.

Intellectual property

The work on this site belongs to Rova.

The text, photographs, territory map, data compilations, and design on this site belong to Rova or to its licensors. You may read the site and quote short passages with attribution. You may not copy it wholesale, scrape it, republish it, or use it to build a competing product or data set without written permission from Rova.

No offer

Nothing here is an offer.

Nothing on this site is an offer to buy, sell, or lease property, and nothing here is an offer of brokerage services in a state where Rova is not licensed. Rova is licensed in New York and works in New York.

Governing law. These terms and your use of this site are governed by the law of the State of New York, without regard to conflict-of-laws rules. Any dispute about this site or these terms will be brought in the state or federal courts located in New York County, New York, and you agree to their jurisdiction.

Accepting these terms. Using this site means you accept these terms. Rova may update them, and the effective date shows the current version. Continuing to use the site after a change means you accept the updated terms. These terms take effect September 7, 2026.

If part of this does not hold. If any part of these terms is unenforceable, the rest still applies. Rova's failure to enforce a term is not a waiver of it.
