This is a report on the Lower East Side — one neighborhood within Rova's Broome-to-Houston territory. It covers the blocks east of Allen Street between Broome and Houston Streets, to the East River, and doesn't include neighboring Bowery or Nolita.

What changed, and what caught our attention.

$220K for the build-out.
The Allen House signed at 201 Allen. The publicly reported economics included a $220,000 one-time payment for the existing build-out and lease opportunity. Asking rent was $75/SF; actual rent is unknown.
4.4× apart on $/SF.
138 Clinton was a retail condominium. The all-commercial property at 75 Essex sold under foreclosure pressure—a different property and a different sale story.
Permits turned into action.
Q2 brought permits for restaurant, apartment and renovation work, plus a filing for a separate 158-unit phase at 280 East Houston.
